The Agency Side of the Business

Will Southall looks at some of the 'under the radar' projects that the agency side of JM Osborne Rural & Sporting has been working on this year.

JM Osborne Rural & Sporting are a well-known firm specialising in Sporting, Rural Land Management, and contentious rural Professional work. As a result, our Agency services have remained somewhat under the radar. However, given their consistent activity, we decided to highlight what we’ve been up to on the Agency side of our business.

This year, we acted for the purchasers of a large Upland Estate in Durham and Cumbria. This estate includes a two/three-day Grouse Moor, a 10-bedroom Lodge with supporting staff accommodation, and approximately 8,742 acres of Moorland. This marks the largest Grouse Moor sale in years and represents a very exciting opportunity for our client.

We have also been instructed to sell the Greenside Estate in Cumbria, collaborating with GSC Grays, a well respected northern firm of Chartered Surveyors and Land Agents, as our joint agents. The Greenside Estate spans about 1,845 acres and was offered for sale by Private Treaty in 20 Lots. These lots include four let farms, vacant agricultural land, cottages, woodland, playing fields, allotments, and some development possibilities. We are pleased to report that it sold significantly above the guide price, attracting strong interest from both the UK and international markets.

Additionally, we were tasked with finding a Tenant for the Shooting Rights on the Hampden Estate in Buckinghamshire, a conveniently located 1,500 acre Pheasant Shoot in the Chilterns. We are in the process of finalizing this letting, which saw considerable demand – a rarity for let Shoots today.

On behalf of some overseas clients, we are also renting a significant Scottish Low Ground Sporting entity and have a few other parties interested in renting suitable shooting rights.

We were thrilled to be jointly instructed with Morgan & Co. to offer for sale the predominantly double-banked Fishing Rights on the river Ystwyth in West Wales (Salmon and Sea Trout). This opportunity, available in three Lots, features stunning fly water on a lesser-known river with great potential and at a very modest cost. It is perfect for those seeking to own their  own fishing beat, with many local cottages and B&Bs available for rent. Additionally, the same owners have asked ourselves and Morgan & Co. to sell a unique “loch” style fishing spot for wild brown trout situated relatively near by; a great place for a fisherman (or woman) with a camper van!

While not directly related to agency work, we have been valuing an extensive stretch of two South West Wales Salmon and Sea Trout rivers for compulsory purchase purposes. Our valuation services cover all types of specialist rural property, including shooting, stalking, and fishing, as well as Farms and Estates.
